Our Real Estate Development and Investment Company is currently involved in projects for rehab in single family homes in Malibu and San Juan Capistrano and in a development in Bull Head City, Arizona for a 151 space modular home park. We are currently reviewing projects in Mexico, Trinidad and the British West Indies as we are looking to expand into the International Market. Combined market value assets for these projects is approximately 40 million dollars.
Our current focus is in the state of Ohio, in the city of Cleveland as property values are extremely low as compared to other parts of the nation. Our niche market is in duplex and triplex homes. After rehab, we will receive approval from HUD Section 8 guaranteeing rental income from the state. This will generate a positive cash flow from $400 to $1,000 a month including the management organization handling the property.
Under our current focus we purchase these properties using funds from private individuals and pay up to 15% interest per year. There are NO commissions or sales loads taken out of the loan dollars. Should you need to liquidate before the end of the term (6, 12, months 2-5 years) there is no early withdrawal fee as you will find with many banks. If you need funds we request a forty-five day written notice in advance and we will liquidate your account from our current funds on hand.* *(Under $50,000 Investment)
It is our corporate policy not to borrow more funds then we currently have on hand. Understand we also finance other projects with our cash flow seeking above average returns with 30-60 day contracts. This allows us to liquidate your mortgage loan with a 45 day time limit or less.
